New Construction: Custom Home Build

Here at Howland Homes, the best work is built on a good relationship between homeowner and contractor. We are excited about our latest project – a custom home build for a client. Their vision? A comfy guest house on their property, tailor-made for their dad to live in. Picture a single-level home with a welcoming wrap-around porch, two bedrooms, one bathroom, a laundry room, and a spacious living area that is connected to the kitchen.

Our approach to projects like these is simple – we are dedicated to keeping a close bond with our clients. Open communication is key, ensuring our clients are informed and involved in every step of the process. 

Planning Phase

Following the initial consultation with our clients, we wrote a planning agreement and budget for their review. We also carefully examined the county’s requirements for septic and building permits to ensure the planning phase goes as smoothly as possible. This means we were talking to the permit office to determine the requirements for building a custom home in our clients’ county. Each county in Georgia, or any state for that matter, will have different septic and building permit requirements, and we knew researching the county’s permitting guidelines as soon as possible would save us the headache of any delays or setbacks. 

Budgeting

Understanding the desired square footage is important in custom home construction. In this case, the planned area encompasses 1176 sqft indoors with an additional 1400 sqft of covered porch space. While the approximate cost per square foot is $250, it is essential to note that the overall budget is tailored to the client's preferences and priorities. Choosing the different selections for a custom home is like a grocery bag; you can place different foods into the same size grocery bag, so are you buying Hamburger Helper or steak & lobster? Just as one might fill a grocery bag with different ingredients, the cost of a custom home reflects the quality and customization chosen by the homeowner.

Design Layout & Selections

Now that the initial groundwork is set, it's time to fine-tune the design layout and make material and finish selections. Whether it's revising blueprints or determining appliance measurements for the kitchen, our approach ensures a smooth transition to the production phase. Attention to detail is our guiding principle as we strive to bring our clients' vision to life.

Project Management

In the past few months, we began contacting trades and scheduling days for them to begin construction. Back in January, we began grading the plot of land to prepare for the foundation. This month our foundation team began forming the footers, and our plumbers and electricians installed the underground pipes before pouring the slab.
