Once you reach out to us, we will schedule an initial consultation call to discuss your project and determine if we are a good fit. This conversation helps us understand your vision and set the foundation for a successful partnership.

If the call goes well we will have a first meeting on site with you to go over the scope of work and explore the possibilities for your project.

Following the site visit, we develop a preliminary budget based on our discussion. Using recent job data and square footage calculations. With every job being custom, this can change a good bit, but our goal is to be within a 10% range with this budget off of the scope we discussed.

We then prepare a planning agreement outlining the costs for the planning phase. This includes our time, architectural plans, engineering, and designer services if required. This agreement is solely for the planning phase, not for construction.

The planning phase is where we lay the foundation for a smooth and efficient build. This step ensures that every design choice, budget detail, and construction element is carefully considered before breaking ground.
Site Evaluation (Custom Homes Only): We assess the land’s topography, access points, and potential challenges to design a home that fits seamlessly with its environment.
On-Site Trade Meetings: We bring in our trusted tradesmen to evaluate logistics, discuss utility connections, and identify any site-specific concerns.
Floor Plan Design: We create a customized layout that maximizes functionality, efficiency, and flow—ensuring every square foot serves a purpose.
Material & Fixture Selections: From appliances and flooring to lighting and hardware, we help you select high-quality finishes while accounting for specialty installations that impact design and construction.
Trades Pricing & Quotes: We collaborate with electricians, plumbers, HVAC specialists, and other experts to obtain accurate pricing and prevent unexpected costs.
Detailed Budgeting: We compile a comprehensive budget, ensuring full transparency on costs before moving into the construction phase.
By planning every detail upfront, we eliminate surprises and ensure your home is built with precision, efficiency, and care.

Once the planning phase is complete, we review the updated budget and contract with you, ensuring all project details are accurately captured. If everything aligns with your budget and expectations, we sign the contract and obtain any necessary permits to proceed into production.

i. Once the construction contract is signed and the initial deposit is paid we will then order any materials that have long lead times, pull permits, and line up trades to break ground.
ii. Throughout the construction phase the project manager will be in contact with you of any decisions that may need to be made, and any issues that may arise.
iii. We also will communicate the schedule as best we can with you throughout construction.
